ADU and SB9 Workshop

 

We held a workshop on ADUs and SB9 on May 15th, 2025. In this workshop, we discussed the rules surrounding ADUs and SB9, including what these regulations entail and how they can be applied in design and construction. The workshop was designed to provide valuable insights into the latest regulations and opportunities available to homeowners, developers, and city planners. Whether you are looking to build, invest, or simply understand how these changes impact your property, the workshop offered the guidance you need.”

It has 4 part:

1) ADU in Single-Family Dwelling

In Los Angeles, an Accessory Dwelling Unit (ADU) is a secondary, independent living unit located on the same property. ADUs in Los Angeles are part of the city’s effort to increase housing availability and affordability without the need for large-scale new construction. We provide limits and regulations on how to add more than 3 ADUs to a single-family zoned property.

2) SB9 Two-Unit Development

A Two-Unit Development (TUD) is a type of residential project that involves constructing two separate living units on a single property. These units can either be part of a larger structure or exist as separate buildings, depending on the design and local zoning laws. The goal is typically to maximize the use of land while providing more housing options in areas with high demand. We also discussed how to combine the TUD code with the ADU ordinance to add more units and residential floor area, thereby increasing the property value.

3) SB9 Lot Split

SB 9 allows homeowners to create up to four homes on an existing parcel, effectively eliminating single-family-only zoning. The law allows owners to “split” their lot, making it easier to sell or finance additional homes on a single property. We provided limitations and opportunities for combining the ADU and TUD codes with this lot split to further increase the number of units on the property.

4) ADU in Multifamily Dwellings

In Los Angeles, an Accessory Dwelling Unit (ADU) in a multiple-family dwelling refers to a smaller, self-contained living unit added to a property that already has multiple residential units, such as apartment buildings, duplexes, or triplexes. The rules governing ADUs in multi-family zoning areas are similar to those in single-family areas, but there are specific considerations due to the higher density and property use. We provided limits and regulations on how to add up to 8 ADUs on a multi-family zoned property.
