Within Five
Located in Sunland, Within Five demonstrates how a single-family-zoned property can be thoughtfully transformed into a five-unit residential community through the strategic use of California’s SB9 Two-Unit Development and ADU regulations.
A key design challenge was preserving a protected on-site tree while accommodating parking and circulation for all residents. Through careful site planning, the project successfully balances environmental considerations with the goal of maximizing the property’s development potential.
Designed as a townhome-style community, each residence features its own ground-level entrance, fostering privacy, independence, and a strong sense of ownership. The development includes duplex residences of approximately 1,200 square feet with three bedrooms, two bathrooms, and open-concept living spaces, alongside ADUs of approximately 800 square feet offering two bedrooms and two bathrooms.
By creating five independent homes within a single-family zoned parcel, the project increases housing opportunities while maintaining a scale and character compatible with the surrounding neighborhood. Within Five illustrates how thoughtful design can achieve greater density, livability, and long-term value within an established residential context.
