Quiet Divide

Designed to create two independent homes on a single property, this detached two-story, 1,200-square-foot ADU in Northridge carefully balances privacy, functionality, and openness. Through a thoughtfully planned layout, a private entrance, and a separate backyard, the new dwelling establishes a quiet sense of independence while respecting the existing single-family residence.

The first floor is organized around an open-concept living, dining, and kitchen area that flows seamlessly to a covered patio overlooking the private backyard. This outdoor extension enhances everyday living by providing a comfortable, shaded gathering space during the summer and protection from the rain throughout the cooler seasons, creating a flexible environment that can be enjoyed year-round.

The second floor accommodates three bedrooms strategically arranged to preserve privacy between the two homes. Window placement was carefully studied to avoid direct sightlines toward the existing residence while maximizing natural daylight and cross ventilation. Oriented toward the entry court and the private rear yard, the openings create bright, comfortable interiors without compromising the independence of either household.

 

 

Task

Design a detached two-story, 1,200-square-foot Accessory Dwelling Unit (ADU) that provides a fully independent living environment while preserving the privacy of the existing single-family residence. The project emphasizes separate access, a private backyard, efficient space planning, abundant natural light, and carefully positioned windows to minimize overlooking between the two homes, creating a comfortable and functional living experience for both households.
