Quartscape
Quartscape is a four-unit residential development created through the transformation of a single-family property using Los Angeles’s ADU regulations. The project demonstrates how thoughtful design can increase housing density while preserving comfort, privacy, and the residential character of the neighborhood.
The development consists of a primary residence, an attached ADU, a detached ADU, and a Junior ADU, carefully arranged to maximize the site’s potential without compromising the quality of living for its residents. Three of the homes are designed as approximately 1,200-square-foot, two-story residences, each featuring three bedrooms and independent ground-floor entrances that reinforce a sense of individuality and ownership.
A key design objective was to create separation between the units while maintaining a cohesive architectural composition. To reduce noise transmission and enhance privacy, bedroom areas are positioned above their respective living spaces rather than over neighboring units. This arrangement allows each residence to function comfortably and independently within the larger development.
Parking is located at the rear of the property, providing convenient access for residents while preserving an inviting and pedestrian-friendly street frontage. The result is a compact, efficient, and highly livable multi-unit community that balances density, privacy, and neighborhood compatibility.
Task
Transform an existing single-family residential property into a four-unit development through the strategic implementation of Los Angeles ADU regulations. The project sought to maximize the site’s development potential while creating independent, comfortable, and private living environments for each residence. Key objectives included efficient site planning, integration of on-site parking, preservation of neighborhood character, and the careful organization of spaces to minimize noise transfer and enhance resident privacy.
