














Front Yard ADU
This is single-family dwelling (SFD) to the property, along with an attached 800 square foot Accessory Dwelling Unit (ADU). In compliance with the recent changes to Los Angeles zoning ordinances, we were able to creatively design the project to make optimal use of the available space. Specifically, the new regulations allow us to extend the ADU into the front yard area, using the first 4 feet of the front setback.
Task
This is a significant advantage, as it enables us to position the ADU closer to the street, preserving the integrity of the property's rear and side yard spaces. By incorporating this approach, we not only comply with the city's updated guidelines, but we also maximize the usable square footage of the property for both the main dwelling and the ADU. Additionally, the design enhances the overall functionality of the space, providing a modern and efficient living area while maintaining aesthetic harmony with the surrounding neighborhood. The decision to include an attached ADU is also in line with the growing demand for additional housing units, as it offers flexible living options for renters or extended family. The use of the front setback area for this purpose showcases how thoughtful planning and the application of new zoning ordinances can create opportunities for innovative residential development while addressing the city's housing needs."
